Water-Heater Maintenance: Flushing, Anodes and Expansion Tanks

A storage water heater is easy to ignore until the water turns rusty, the relief valve drips or the tank begins leaking. Routine service does not make a tank immortal, but it can control sediment, preserve corrosion protection and catch pressure problems earlier.

Follow the manufacturer's instructions for the exact heater. Gas, electric, heat-pump and condensing models do not have identical maintenance.

Flush sediment according to the water and heater

Minerals and debris can settle at the bottom of a tank. Sediment may create noise, reduce heat transfer and cover lower heating surfaces. Annual flushing is a common manufacturer recommendation, and ENERGY STAR includes annual flushing among heat-pump water-heater longevity tips.

The procedure and benefit depend on water quality, drain condition and tank design. An old drain valve that has never been operated may not reseal. A heavily scaled tank may not be restored by a quick bucket flush. Have a plumber evaluate questionable valves and follow the manual.

The anode protects the tank

Most steel storage tanks use a sacrificial anode rod. The rod corrodes so the tank is less likely to. Once the anode is depleted, corrosion can attack the tank more aggressively.

Inspection frequency depends on the manufacturer, water chemistry, temperature and usage. Hard or softened well water can change anode behavior. Replacement while the tank is still sound may extend useful service; replacing an anode cannot repair a tank that has already rusted through.

The expansion tank has a specific job

Water expands as it heats. In an open system, some expansion may move back toward the supply. A check valve, pressure-reducing valve or backflow device can create a closed system, leaving the added volume nowhere to go.

A properly sized and charged potable-water expansion tank absorbs that change. A failed or incorrectly charged tank can contribute to pressure swings and T&P valve discharge. The air charge must be checked with water pressure removed and matched to the system's static pressure according to the product instructions.

Water quality affects the appliance

Treat the measured issue. A softener addresses hardness; it is not a universal contaminant filter.

Heat-pump water heaters need air-side maintenance

In addition to tank care, a heat-pump water heater has an air filter, evaporator coil and condensate drain. ENERGY STAR notes that the filter and condensate path require routine attention. Maintain clear airflow and follow installation clearances.

How often should the tank be flushed?

Use the owner's manual and adjust for water conditions. Annual service is common, but some systems need different procedures.

Should I remove the anode to stop odor?

Removing corrosion protection can shorten tank life. If hot water has a sulfur odor, diagnose the source and consider an alternate or powered anode where appropriate.

Why does my expansion tank sound full?

Sound is not a complete test. A plumber can isolate pressure, check air charge and determine whether the internal bladder has failed.
